Find a great agent
Be sure it’s someone who has experience in new construction and isn’t affiliated with the builder. a buyer’s agent can help you negotiate the best price and is working for YOU, not the seller.
The location of your new home will factor into your school district, taxes, utilities, and resale value of your home down the road. Do some field work to make sure the suburb’s right for you. Walk around the area you’re thinking of buying in.
Negotiate on price
If you do notice that a home you’re looking at is over priced or has been on the market for awhile, don’t be afraid to negotiate! if you’re considering an offer, ask your agent to research the builder’s negotiating style on prior sales in the community and other developments they have built to determine if there is a particularly effective way to approach the offer.
